Lichfield’s housing debate is stuck on “how many”. Buyers need to ask “how good”.

I run HARNCE, a heating and plumbing business working across Lichfield and the surrounding areas. I wrote this because the local conversation about housebuilding often feels like two sides shouting past each other.

On one side, plenty of residents feel there is already too much development. They worry about congestion, pressure on services, and the place feeling less like the Lichfield they recognise.

On the other side sits a quieter reality. The planning machinery keeps moving. Current Local Plan work references an increased housing requirement of 745 dwellings per year . ( democracy.lichfielddc.gov.uk ) The Council’s latest five-year housing land supply document also sets out the Local Housing Need at 746 dwellings per annum . ( Lichfield District Council )

That number is the part that matters for my trade. Not because it proves a political point, but because it implies a large and continuous flow of new homes, and therefore a large and continuous flow of new heating and hot water systems being installed, commissioned, and handed over.

The uncomfortable truth I keep seeing in “brand new” homes

New homes often look immaculate. Fresh paint, clean bathrooms, shiny controls on the wall. But the heating system sits behind cupboard doors and boxing, and the handover tends to focus on the obvious snags.

We are attending more and more new homes where the heating and hot water setup is simply not right for the property, or not installed and commissioned to a standard that matches what buyers reasonably expect. In the real world, that often shows up as:

Rooms heating unevenly, or one part of the house lagging behind
Hot water performance that does not match household routines
Controls that are confusing, poorly configured, or left in generic settings
Running costs that feel out of step with what “efficient” was supposed to mean
Ventilation treated as an afterthought, increasing damp and mould risk over time

Some of this is design choice. Some of it is rushed installation. A lot of it comes down to commissioning and setup, which is the least glamorous part of a build, and one of the most important.

Why this matters now, not later

Nationally, gas remains dominant. The English Housing Survey reports that 86% of households used a gas-fired main heating system in 2023 to 2024 . ( GOV.UK ) So even if you are not trying to be “green”, most homes still depend on how well a gas system is designed, installed, and maintained.

At the same time, households are still sensitive to energy costs. Ofgem’s price cap for 1 January to 31 March 2026 is £1,758 per year for a typical dual-fuel household paying by Direct Debit. ( Ofgem )

Then add the direction of travel on decarbonisation. The Climate Change Committee notes that only 13% of new builds completed in 2024 had a heat pump, while 71% still had a fossil fuel boiler. ( Climate Change Committee ) Whether you like that or not, it suggests many new homes are still being built around choices that could become expensive to change later.

Finally, comfort is no longer just a winter topic. A House of Commons Environmental Audit Committee report highlights that millions of UK homes experience summertime overheating and points to the challenge of heat resilience in homes. ( UK Parliament Committees ) If homes get tighter to reduce heat loss, ventilation and design choices start to matter more, not less.

My practical point for buyers: treat heating like a surveyable risk

If you are buying a new home, a plumbing and heating survey can be a simple way to reduce unpleasant surprises. Ours can cost as little as £90 , and it can be used to identify issues early, while you still have leverage to get them corrected.

A focused survey can help you answer basic questions that often get skipped in the excitement of a new purchase:

Is the system sized appropriately for the property and likely demand
Is there evidence of proper commissioning and quality checks
Are controls set up to run efficiently, or simply left on default
Is the hot water setup realistic for how people live, not just how brochures read
Are ventilation provisions sensible for moisture-heavy rooms

Closing thought

People may disagree about whether Lichfield should be building at this pace. That debate is not going away. But if hundreds of homes a year are being delivered, the least we can do is raise the standard of the parts buyers have to live with every day.

Build numbers may dominate headlines. Heating quality tends to show up later, in cold corners, confusing controls, and bills that do not feel fair. Those are avoidable outcomes, and they start with asking better questions, earlier.

Landlord Gas Safety Checklist

If you’re a landlord, you need to meet legal requirements regarding gas safety to keep your tenants safe.

In the UK, landlords have a strict legal obligation under the Gas Safety (Installation and Use) Regulations 1998 to ensure all gas appliances, fittings, and flues in a rental property are safe. Failure to comply can lead to heavy fines or even imprisonment.

If you’re a landlord, here is a comprehensive checklist to ensure you meet your legal requirements and keep your tenants safe.

1. The Annual Gas Safety Check

You must arrange a gas safety check every 12 months . This must be carried out by a Gas Safe Registered engineer .

CP12 Certificate: Once the check is complete, the engineer will issue a Landlord Gas Safety Record (often called a CP12).
Tenant Copy: You must provide a copy of this record to your current tenants within 28 days of the check.
New Tenants: You must provide a copy of the most recent record to new tenants before they move in.
Record Keeping: You must keep copies of the gas safety certificates for at least two years .

2. Maintenance of Appliances

An annual check is not the same as a service. While the check confirms the appliance is safe to use at that moment, landlords are also responsible for ongoing maintenance.

Manufacturer Instructions: Ensure appliances are maintained according to the manufacturer’s guidelines.
Pipework: You are responsible for the gas pipework in the property, ensuring it is kept in a safe condition.
Tenant Appliances: You are not responsible for gas appliances owned by the tenant (for example, their own gas cooker), but you are responsible for the pipework and flues that serve them.

3. Carbon Monoxide (CO) Alarms

Since October 2022, the rules in England have tightened regarding CO alarms in private rentals.

Requirement: You must install a carbon monoxide alarm in any room used as living accommodation which contains a fixed combustion appliance (excluding gas cookers).
Testing: You must ensure the alarms are in good working order on the first day of any new tenancy.
Repair: If a tenant reports a faulty alarm, you are legally required to repair or replace it as soon as reasonably practicable.

4. What the Gas Engineer Will Inspect

During the visit, the engineer will perform several critical tests:

Tightness Test: Checking the whole system for gas leaks.
Burner Pressure: Ensuring the appliance is burning gas at the correct rate.
Ventilation: Checking that there is an adequate supply of air for combustion.
Flue Flow: Ensuring smoke and fumes are being safely removed to the outside.
Safety Devices: Checking that all automatic cut-offs are working.

Living in a mould-infested environment isn't just uncomfortable - it's dangerous!

Mould, a pervasive issue in many households, typically originates in environments with high moisture levels. Alarmingly, it is estimated that more than a fifth of homes in the UK experience problems related to dampness, which often serve as the breeding grounds for mould.

From damp to humidity and condensation, addressing mould-causing issues is crucial in the fight against mould in UK homes. Understanding these key factors can help landlords prevent mould growth, ensuring a healthier living environment.

As we move into 2026, the legislative landscape is shifting rapidly to hold landlords accountable and protect the most vulnerable residents.

The Scale of the Crisis

The prevalence of damp and mould in England has reached a critical point. According to government data from the 2023-24 period, 1.3 million dwellings (approximately 5% of UK households) suffered from damp problems in at least one room.

The human cost of these statistics is particularly concerning:

Children at Risk: Over one million children are currently living in damp households.
The Elderly: Approximately 324,000 people aged 65 or older are affected.
Economic Inequality: The crisis disproportionately hits lower-income families; nearly half of the children living in damp properties come from households with relatively low incomes.

The Health and Financial Burden

Living in a mould-infested environment isn't just uncomfortable - it's dangerous. Exposure to spores significantly increases the likelihood of:

Respiratory illnesses and infections.
Severe allergies and the development of asthma.

The strain on public services is equally immense. A report from the building research body BRE indicates that NHS England spends an estimated £1.4bn annually treating illnesses directly associated with cold or damp housing.

Awaab’s Law: A Turning Point in Legislation

The tragic death of Awaab Ishak, a toddler who died in 2020 due to a respiratory condition caused by prolonged mould exposure, served as a catalyst for legal change. In July 2023, the government passed Awaab’s Law to ensure no other family has to endure such a tragedy.

Strict Timelines for Social Landlords

Starting from 27th October 2025, social landlords in England must adhere to rigorous new standards, should a complaint be filed by a tenant:

Initial Inspection: Must occur within 10 working days of a report.

Emergency Issues (gas leaks, broken boilers, or health-threatening mould): Must be addressed within 24 hours .

Repair/Make Safe: Must be completed within 5 working days post-inspection.

If these deadlines are missed, landlords are obliged to offer alternative accommodation. Failure to comply allows tenants to take legal action for breach of contract or seek redress through official complaints procedures.

The "Private Sector" Gap

While Awaab’s Law represents a massive leap forward for the social rented sector (council and housing association homes), a significant gap remains.

Currently, the 4.9 million households in England’s private rented sector are not yet covered by these mandatory timelines. While the government has signalled its intent to extend these protections to private renters, a firm date has yet to be established, but landlords are urged to still take action!

What Landlords Should Do Now

Addressing the root causes - humidity, condensation, and rising damp - is essential. Proactive maintenance not only protects the building's structural integrity but, more importantly, safeguards the lives of those living within its walls.

Quick Tips if your Boiler Cuts Out!

A few quick fixes to try if your boiler cuts out over the festive period!

If your boiler cuts out over Christmas, first check for common, simple issues like low pressure or a frozen condensate pipe, which you may be able to fix yourself. If these quick checks don't work, contact a Gas Safe registered engineer immediately, as more complex issues require professional attention.

Immediate Checks & DIY Fixes:

Check the Power and Thermostat : Ensure the boiler is switched on at the wall and the fuse box hasn't tripped a switch. Check your thermostat and programmer settings, making sure the temperature is set high enough and the timer is correct (especially if clocks changed recently). Also, check the thermostat batteries.
Inspect the Pilot Light : If your boiler has a pilot light, check it's lit and burning a steady blue flame. If it's out, follow your manufacturer's instructions in the boiler manual to safely relight it. If it won't stay lit, call a professional.
Check the Boiler Pressure : The pressure gauge should ideally be between 1 and 1.5 bar when the boiler is off. If it's too low, you can often re-pressurise the system yourself using the boiler's filling loop, but consult your manual for specific instructions on how to do this safely.
Thaw a Frozen Condensate Pipe : In freezing weather, the external plastic (condensate) pipe may freeze (indicated by gurgling sounds or a fault code).

- Locate the pipe outside your home.

- Gently pour warm (not boiling) water over the frozen section to thaw the ice. A hot water bottle or warm cloth can also work.

- Once thawed, you may need to press the reset button on your boiler control panel for a few seconds to restart it.

Bleed Radiators : Cold spots at the top of radiators indicate trapped air. You can release this air using a radiator key. Turn off the heating, use a key to open the valve until you hear a hiss and water starts to drip, then close it. You may need to check the boiler pressure afterwards.

If the above steps don't resolve the issue, do not attempt to fix the boiler yourself! If you smell gas (rotten egg smell), open windows, leave the house, and call the gas emergency services on 0800 111 999 .

Quick and easy ways to keep the cold out this winter!

Energy bills rose once again in October due to a combination of factors, primarily high global wholesale energy prices, which have been driven by the conflict in Ukraine and increased demand after pandemic-related lockdowns. Network and wholesale costs are now the main drivers of bill increases, and the UK's energy price cap was raised to £1,755 a year in October 2025, meaning most variable-rate tariffs have increased.

As energy costs soar, and winter sets in, many homeowners may be trying to keep the heating OFF for a little while longer in an attempt to save - more prepared to brace the chills of the season than to spend extra cash on heating homes. If you’re one of these who would rather ‘brave it out’ for a few more weeks than give the energy companies more of your hard-earned wages, here are a few tips quick and easy things you can try to keep warm without having to resort to cranking that thermostat up.

• Extra Clothing

It sounds so simple and yet many of us still don’t practise the art of ‘layering’ up on our clothing. Simply sticking an extra jumper on, wearing a vest, or putting two pairs of socks on can all add to an increase in body warmth.

If you’re static at your desk all day (as many are with remote or hybrid working) a pair of fingerless gloves or even a woolly hat can help keep your extremities toasty, and stop the heat being lost from your head (although remember to remove it for that Zoom call with your boss!)

• Eating & Drinking

Again, so simple, but food and drink are fuel for the body and keeping your body ‘topped up’ will help keep you warmer. Have you ever noticed how hot you get when you’ve just eaten a big meal? Eating regular meals, with some form of carbohydrates in, will provide slow-release energy that will keep you going and keep you warm. Likewise, if you’re starting to feel a bit nippy, a hot drink can often help.

• Stay Active

Especially if you have a sedentary desk job, staying active is key in keeping warm. It’s a known fact that exercise warms the body, so taking five minutes of every hour to stand up, stretch and do a few movements (however high impact or low impact you wish) will help stave off the chill.

• Keep the Cold Out

Often, the indoor temperature can be wildly affected by the tiniest of draughts, so make sure you’re doing everything you can to keep the wintery chill out, especially in this windy weather!

If you have gaps under doors, use draught excluders and shut your doors and windows properly.

You may even want to go a step further and insulate your windows with something like a film, to trap the air in between the panes of glass, invest in cavity wall insulation, or even loft insultation. However, these are more long-term benefits rather than quick fixes, and have some expense involved so make sure you really want to do it before you invest.

Inevitably, you will want to heat your home this winter at some point! However, the last thing needed is for you to finally flick that switch only to find that your boiler has broken, or a sudden overnight frost has frozen the pipes, thus negating all the money-saving you have done by ‘shivering it out’ for an extra few weeks!

A recent survey by Volkswagen Commercial Vehicles found that 85% of plumbers experience an increase in demand during this colder time in comparison to the milder months of the year.

Can you tell us a bit about your business and how it started?

Grace Cares started with a simple but urgent need.

Through Hannah's volunteer work with Re-engage in Lichfield, she was supporting an older person who had a bad fall and became trapped upstairs in her maisonette. She had no family nearby and was living on a very limited income. As we tried to find her a stairlift, we quickly realised how difficult it was to access affordable care equipment—or even find out what support was available.

That’s when I spoke to Adam Harrison from The Clear Out Co , one of the co-founders of Grace Cares. He told me that he often came across high-quality care equipment - wheelchairs, walking aids, mobility items—that was still perfectly usable but was being sent to landfill. That conversation was the spark that led to Grace Cares.

We believed there had to be a better way: to give pre-loved care equipment a new life, reduce waste, and support people who are struggling to afford the essentials they need to live independently and with dignity. At HARNCE, we’ve built our name on showing up when others won’t, and while we don’t offer a guaranteed emergency response, we do want you to feel supported and confident in those stressful moments.

HARNCE Members: What You’re Covered For

We want you to feel like part of the family—because you are. So here’s what your membership includes, depending on your level:

Inclusive labour and materials (for most repairs). Monday to Friday 08:00 to 18:00.
Priority scheduling
Discounted rates if out-of-hours attendance is needed

Out of Hours

Between 6pm and 8am Monday to Friday, and all day Saturday, Sunday, and public holidays.
£135 for the first hour, then £90/hour thereafter

Please note:

We do not offer an emergency response service. We monitor WhatsApp 365 days a year, but replies may take up to 24 hours—or 48 hours during public holidays. If we have engineers available during out-of-hours, we’ll do our best to attend or offer advice remotely.

1 - Gas Emergency? Stop. Call Cadent.

If you smell gas or suspect a gas leak, this is an emergency. Do not wait.
Immediately call Cadent Gas Emergency Service on 0800 111 999.
They’re available 24/7 and will talk you through exactly what to do.

2 - First: Keep Yourself Safe

Before anything else, if there’s ever water near electrics, signs of structural damage, or a risk to health—get everyone safe, and contact the relevant emergency service.

3 - Message us via WhatsApp

Common Issues & First Steps

1. Burst Pipe or Major Leak

Turn off your mains water (usually under the kitchen sink).
Catch water with towels or buckets.
If water is near electrics, turn off power at the consumer unit (fuse box).

2. No Heating or Hot Water

Check your thermostat settings and boiler pressure (ideal range is 1–1.5 bar).
Try resetting your boiler following the manufacturer’s instructions.
Use portable heaters safely while you wait.

3. Toilet or Drain Blockage

Don’t flush again!
Use a plunger if available.
Avoid harsh chemicals—they can damage your pipes.

4. Boiler Noises (banging, gurgling, whistling)

Turn off the heating.
These could be signs of trapped air, low pressure, or limescale.
We’ll guide you on the next steps.

5. Cold Radiators

If some are hot and others are cold, they might need bleeding.
Check boiler pressure too—it affects radiator performance.

6. Frozen Pipes

Turn off your stop tap to avoid further damage.
Gently warm pipes with a towel or hairdryer on low. Never use a flame.
Keep your heating on low during freezing weather to prevent recurre nce.

Oil-Fired Heating – Ideal for Off-Grid Locations

In rural villages such as Yoxall, Abbots Bromley or Fradley, oil is often the main heating fuel. Modern oil boilers can now rival gas systems in terms of efficiency. We frequently install or replace oil tanks (including bunded options), and carefully route pipework to comply with OFTEC regulations and conservation requirements.

LPG – A Flexible Alternative for Hard-to-Access Properties

Where neither gas nor oil is viable — such as in some remote areas around Alrewas or Hammerwich — LPG provides a clean and efficient alternative. It offers the same familiarity as a gas system but can be delivered via above-ground or underground tanks.

Underfloor Heating – Considerations for Heritage Homes

Heat Pumps – A Sustainable Option (With Caveats)

Air-source or ground-source heat pumps are frequently recommended for low-carbon heating. However, they’re not always suitable for historic buildings due to:

Client: The Priory Church of St Mary, Tutbury – Consecrated in AD 1089

The Challenge

This historic church, in continuous use as a place of worship since 1089, relied on a decades-old 250kWH gas boiler connected to an aging water distribution system—possibly pre-war. The boiler had become highly inefficient, with replacement parts increasingly difficult to source. Additionally, one of the three heating circuits had developed a leak and had to be isolated.

Facing unsustainable gas usage , the Parochial Church Council (PCC) explored solutions based on recommendations from the Diocesan Heating Advisor. While an Air-Source Heat Pump was initially considered, it was deemed unsuitable due to its inability to provide sufficient heating for such a large space and its significantly higher installation cost (three times that of a gas boiler). A tender process was conducted to select the best contractor for a modern 120kWH gas boiler installation.

Why Harnce Heating & Plumbing?

The PCC sought three quotations from contractors experienced in working with churches. Despite all three contractors visiting the site, Harnce Heating and Plumbing were the only company to provide a quotation without estimates and exclusions. This gave the church confidence in both pricing transparency and project scope certainty, enabling them to move forward with diocesan approval.

The Process

From the outset, communication with Harnce Heating and Plumbing was straightforward and efficient. The team maintained regular contact with both the church office and on-site operatives, ensuring smooth project coordination.

Given the damp conditions and flood risk in the old boiler cellar, the new boiler was strategically placed in a vestry cupboard, requiring a complex rerouting of pipework. Can you tell us a bit about your business and how it started?

Evie Loves Interiors is a small but busy made to measure window treatments, soft furnishings and interior design business. I work on my own (with the help of my long suffering ‘handyman’ husband) from my home studio in Lichfield.

A major life event in 2013 meant circumstances changed radically for me and my three children, so I started painting furniture as a way of earning some money - it was really the only thing I could do at the time. Then one day a lovely client asked if I would design her bedroom for her - and so began my journey as an Interior Designer!

Since then I have been lucky enough to have been taught how to sew professionally, enabling me to make window treatments and soft furnishings myself, which has now become a large part of my business. Working on my own I have overcome all sorts of new challenges - along with large design commissions, there have been arched pelmets and roman blinds, bay windows with multiple motorised roman blinds, fitted wooden painted pelmets and I’ve even learnt how to sew tailored lampshades, which is now one of my favourite things to do!

If anybody had said to my younger self I would be where I am today I would never have believed them, I feel very lucky my business has evolved the way it has and I love going to work every day!

I offer all things interior related. My services range from helping choose a paint colour or wallpaper, to full room redesigns - with everything inbetween. As mentioned above I make all window treatments and soft furnishings myself, either as part of a larger design or as a stand alone service.

My journey began while working for a printing company and attending college, supporting printers. The next logical step was moving into an advertising agency. I landed a job at one, despite hearing some negative things about the company. Turns out, the rumors were true—I lasted just a few weeks before they shut down! It was a rough environment, but I figured if I could handle that, I could handle anything. I didn’t get along with the people, so I decided to take the leap and set up my own freelance design business.

Soon after, I received three job offers in one week. I ended up working for a fruit machine company for nine years, which was an amazing experience. Eventually, I returned to freelancing full-time. A fun twist: my dad once picked up a hitchhiker on the motorway, who turned out to be a copywriter. We often get asked by our customers whether we would recommend using plastic or copper pipes when we are doing plumbing work such as installing new bathrooms, fixing leaks or plumbing in new radiators.

Firstly, let’s compare the features of each:

Plastic Pipes

Materials: Common types include PVC (Polyvinyl Chloride), CPVC (Chlorinated Polyvinyl Chloride), and PEX (Cross-linked Polyethylene).
Flexibility: PEX, in particular, is highly flexible, which makes it easier to install in tight spaces.
Weight: Lightweight compared to copper, making them easier to handle and install.
Corrosion Resistance: Naturally resistant to corrosion and scale buildup.
Chemical Resistance: Resistant to a wide range of chemicals, which makes them suitable for various applications.
Installation Methods: Often installed using solvent welding (PVC, CPVC) or crimping (PEX).

Copper Pipes

Material: Made from copper, which is a durable metal with natural antimicrobial properties.
Rigid and Flexible Options: Available in rigid and flexible forms (soft copper).
Heat Tolerance**: Can handle higher temperatures without degrading.
Longevity: Long history of use with a proven track record of longevity.
Joining Methods: Typically joined by soldering, brazing, or using compression fittings.

Now we know what the difference between the two types are shall we consider the advantages:

Plastic Pipes

Cost: Generally more cost-effective than copper both in terms of material and installation costs.
Ease of Installation: Easier to cut and join, reducing installation time and labor costs.
Noise: Quieter operation, especially with PEX, as it does not transmit water hammer noise as much as copper.
Thermal Conductivity: Lower thermal conductivity means less heat loss from hot water pipes and less condensation on cold water pipes.
Resistance to Corrosion: Not susceptible to corrosion or pinhole leaks, which can occur in copper pipes over time.

Copper Pipes

Durability: Extremely durable and can last for decades.
Pressure Tolerance: Better tolerance to high pressures and can handle higher temperatures without deforming.
Safety: No concerns about plasticizers or other additives leaching into the water.
Recyclability: Fully recyclable, making it a more environmentally friendly option.
Antimicrobial Properties Natural resistance to bacterial growth, contributing to safer drinking water.

Finally, now we understand the features and advantages, let’s consider the benefits of using either plastic or copper pipes

Plastic Pipes

Lower Cost: Reduced overall project costs due to cheaper materials and faster installation.
Versatility Suitable for a wide range of applications, including potable water, waste, and chemical lines.
Ease of Maintenance: Lower maintenance needs due to resistance to corrosion and scale buildup.
Energy Efficiency: Improved energy efficiency in hot water systems due to lower thermal conductivity.

Copper Pipes

Longevity: Long-term reliability and performance, reducing the need for replacements.
Strength Robustness makes it suitable for outdoor and underground applications where pipes might be exposed to potential damage.
Health Safety: No risk of chemicals leaching into the water, ensuring safe drinking water.
Market Perception: Often perceived as a premium material, potentially adding value to the property.

In Summary

Plastic Pipes are generally more cost-effective, easier to install, and resistant to corrosion and chemical damage, making them suitable for a variety of applications. However, they may not be as durable in high-pressure or high-temperature situations.

Copper Pipes offer superior durability, heat resistance, and safety, with a long lifespan and natural antimicrobial properties, but they are more expensive and harder to install.

The choice between plastic and copper pipes depends on specific needs, budget, and project requirements., but HARNCE will always use the material most appropriate for the job although it does sometimes just comes down to personal preference of you the customer.

Reducing your combi boiler flow temperature to 60C could save you about £100 

If you have a combi boiler, try reducing the flow temperature for the water heating your home to 60C. This is the temperature of the water the boiler sends to the radiators.

A higher temperature will heat your home faster, but it could also mean higher bills.

That's because combi boilers tend to capture and recycle heat less efficiently at higher temperatures - meaning it requires more gas to heat your home.

If you have a conventional boiler (ie a system with a hot water tank), you could try setting it to 65C. It's important not to set it any lower as it could create a health risk - legionella bacteria could develop in the water.

If you want to consider adjusting the flow temperature, the Energy Saving Trust has more information and the Nesta charity has a guide to walk you through the process .

How to thaw a frozen boiler condensate pipe

The cold winter months are the time we most rely on our boilers to provide our heating and hot water. But as the temperature falls below zero, the condensate pipe on our boilers can become more susceptible to freezing, causing the boiler to shut down.

Here we explain how to identify frozen condensate pipe symptoms, tell you how to thaw your condensate pipe and how to stop your boiler condensate pipe from freezing in the future. Use our simple guide to get your boiler working again.

Where is the condensate pipe?

Usually, the condensate pipe runs from the boiler to a drain under a sink but do check to see if it runs along the outside of a wall at any point. In some cases, it may have been routed through the wall and into an external drain. The part of the pipe that is outside is most likely to freeze when temperatures start to plummet.

If your boiler is located in an unheated part of the house, for example in the garage or out-house, you should treat the condensate pipe as if it was outside.

How to tell if the condensate pipe has frozen

If the condensate pipe has frozen, you may hear gurgling noises coming from your heating system, and the boiler will shut down. This is a failsafe mechanism to protect the boiler from water going back up the pipe and inside the boiler, causing damage to the electrics etc.

In most cases, the boiler will display an error code.

Baxi boilers: the error code will be E133, E128 or E28. The display will alternate between E1 and 33.

Worcester Bosch: Fault code - D5, Fault code - EA, Flashing or persistent blue light, Flashing or persistent red light (Worcester CDi)

Ideal boilers: Fault codes L2 or F2

Vaillant: Fault codes F28 or F29

Viessmann code F4

What is a condensate pipe?

The condensate pipe is a small, usually white, plastic pipe that comes out of the bottom of your boiler. directly outside where your boiler is located. The condensate pipe It carries the ‘condensate’, which is the liquid produced when all the heat has been taken out of the gas that has burned to provide heating and hot water, to a drain.

How to thaw a frozen condensate pipe

It is simple to defrost your condensate pipe and you shouldn’t need to call HARNCE Heating & Plumbing. Please wrap up warm and take care not to slip on the frozen ground.

Locate the blockage

This is likely to be where the pipe is most exposed, outside the building and probably at its end or at a bend or dip in the pipe where the condensate could collect and freeze.

Thaw the pipe

You can use a hot water bottle or a microwaveable heating pack (the sort used for muscular aches and pains) or a cloth soaked in hot water. You can also pour hot, but NOT boiling, water onto the blockage, but remember that the water may freeze on the ground and make it slippery.

Re-set or re-start the boiler

Once the blockage has cleared, check the boiler operating instructions or the manufacturer’s website for guidance on any action needed to clear the fault code or alarm and re-start the boiler. If it still doesn’t work, you should call a Gas Safe engineer to come and look at it for you.

How to prevent the condensate pipe from freezing again

Once the condensate pipe is thawed and you have successfully restarted your boiler, you can lag the pipe with waterproof and weatherproof lagging to help prevent it re-freezing.

As a temporary measure, it may help to turn the boiler thermostat (not the room thermostat) to maximum and run the boiler in ‘continuous’ mode, turning the room thermostat to 15°C at night. Turn back to the normal settings once the cold spell is over.

In the longer term, in order to prevent the pipe freezing again, you can ask your Gas Safe registered installer to move the pipe so that it runs internally. Or, you could ask them fit a wider pipe, lag it to reduce the risk of freezing, install a trace heater along the pipe which warms it slightly when temperatures drop to freezing, or a combination of all of these.

British Standards, Building Regulations and boiler manufacturers’ instructions all provide information and recommendations that can advise your installer on how to run the pipe to reduce the risk of freezing.

Condensate pipe installation is also included in the Benchmark checklist that your installer should go through with you when he has completed your boiler installation.

New offer launched by HARNCE can save homeowners hundreds of pounds this winter

As HARNCE Heating & Plumbing launch their new website and VIP Service Club with a £60 boiler service promotion, Technical Director Neil Harpur, has urged Staffordshire residents to get their boilers serviced as an effective way to slash energy bills and save on costly breakdowns this winter.

The experienced Gas Safe Engineer said that a national survey recently conducted by OVO, the UK's 3rd largest gas supplier showed that most homeowners put off maintenance work on their boiler and many don't realise that a regular service keeps the warranty on the boiler valid.

In the poll, 59 percent of households admitted that they have been meaning to get the chore done for over a year, while 46 percent have been putting it off for two years.

Neil noted that "a regularly serviced boiler can reduce long-term expenses", adding that such maintenance is also generally cheaper than costly one-off repairs and replacements.

Another benefit to servicing your boiler is that it can use less energy to heat your home if running efficiently, and it is better equipped to withstand cold spells in winter.

Research from the Heating Hub has found that a boiler that is 10 years old wastes about 15 to 20 percent of energy on running itself, while about 25 percent of the energy is lost on boilers that are 20 years old.

To incentivise homeowner to service their boilers, HARNCE has announced that it will be offering a £60 discounted full boiler service to all new VIP Service Club customers during August and September, when they take out their £7 service plan, making it the "cheapest on-demand boiler service in Staffordshire".

Neil promoted the offer saying "Our discounted boiler service, means that homeowners and landlords can get a full service for just £60 (normally £90), when they take out our boiler service plan".

Customers who pay for their annual service via monthly direct debit also pay a reduced fee (£84), to those who choose the Pay as You Go option (£90).

This offer comes at a time when inflation is driving boiler servicing pricing upwards, making it harder for people to maintain their boiler service, and will help households keep their boiler running efficiently this winter.
